Yeah so about that purple bathroom...is that why you guys were so giddy about this place? Seriously, though, congratulations and when do we visit?

Also, the outside has "good bones" and could definitely be enhanced by some small, inexpensive touches.

Overall, the inspection went well. There is nothing very major wrong with the house.

Here are the highlights:

*There is a leaking pipe that drips underneath the house. This must be fixed right away.

*The kitchen sink shut off valve leaks.

*No pluming exists for the dishwasher, but it goes right next to the sink, so when we fix that, we'll put in the dishwasher pluming.

*There is a gas furnace. I have no idea why. Unknown whether there used to be a tank or if the street has service.

*The well works.

*There is a 2X4 missing from the roof structure. An easy but important fix.

*The wiring is mostly new and overall is good.

*There is evidence of past water damage under both bathrooms, but the leaks that caused them are fixed.

I really like these inspectors. I would recommend them.

I can't believe you have a house!

It looks wonderful, from the pics I'm not surprised you guys were so excited (even if that bathroom had been olive or canary).

This is the house we really really wanted. (The purple bathroom helped push it over the edge..j/k) We really got to like Miami Springs. We like the house because the bedrooms are big, it has nice wood floors and a great layout.

It is crazy to think about the higher offers we made for smaller houses that got rejected! It really shows what a great deal we got. Foreclosures all the way!

We look forward to moving in. We really can't wait to have everyone over. We have to put in central air and the appliances and then we want to have a painting party. Then, we'll move in all our stuff and there will be open invitations for hanging out at our house. :)

My dad says we can go ahead and paint. We aren't going to be painting anywhere that AC stuff has to go.

GREAT!!! Now, what about that pipe in the closet?Gas Furnace? What is a gas furnace doing in Florida?How can there be no plumbing for dishwasher?The picture shows dishwasher in place and I will guess working, right?Or, are the pipes and misc doodas missing?

One of my former co-workers had a gas furnace, so apparently it exists. but the super plus is that maybe there is gas available for a stove.

The repairs actually added up to $8350 which is kind of a lot. I am asking the bank for $2195 of the most glaring items.

On foreclosures, the bank won't fix anything, but it's not unusual to renegotiate if there are major issues.

I didnt mess around with broken window cranks and crap like that. I asked for money for leaky plumbing and deficiencies in the structure of the house (roof rafters and rotten floor joists). The report says that it estimated minimum costs of repair and that we should really ask for 1.5 times what they say. So I think this is the minimum amount we should be entitled as it represents all things that are above and beyond what could reasonably be expected to be wrong with that house.

Is this the info from the termite inspector, (the pictures)or the regular inspector? I say sure, ask for $$$$$ What can they say,no?OH well

It's from both the regular inspector and the roof and termite guy.

I want to walk if they don't give it to us.

Ok, we can get $1100. They are going to pretend they are having the house tented.
It should be enough to pay for fixing the water pipe, so yay.

I take it the big blue box is the fish tank?

Yes. It's going there. That way, I can get to both sides of it, and run the pluming straight into the back of the garage.

We are waiting to hear a response from the bank to our request that they pay closing costs. It's really expensive to borrow money lately and we underestimated the amount we need to close. Our realtor says she thinks it's a tossup.

I'm very worried about the wording of the closing cost addendum. From the language, it sounds like we could be asking them to only pay 200 bucks. But no one else seems worried about this, so I guess I'll try not to worry either.

If all goes well, we will close tomorrow.

They signed the closing cost thing. Nana is going to write it up as 3% of the sales price in the HUD which would be over $8k. I'll believe it when we close. (now scheduled to be Wednesday)
